Le 10\u00a0avril\u00a02015, la Commission de haute surveillance de la pr\u00e9voyance professionnelle (CHS\u00a0PP) d\u00e9livrait son attestation, consacrant ainsi la cr\u00e9ation de la fondation et le lancement du groupe de placements \u00ab\u00a0SPF Immobilier Suisse\u00a0\u00bb. Cet anniversaire souligne non seulement le d\u00e9veloppement fructueux de la SPF, mais aussi la stabilit\u00e9 et la pertinence \u00e0 long terme de son approche de placement.<\/p>\n<p><strong>Croissance r\u00e9ussie du groupe de placement \u00ab\u00a0SPF Immobilier Suisse\u00a0\u00bb en 2025<br \/>\n<\/strong>Le groupe de placements \u00ab\u00a0SPF Immobilier Suisse\u00a0\u00bb a poursuivi sa croissance conform\u00e9ment \u00e0 sa strat\u00e9gie et a augment\u00e9 la valeur v\u00e9nale du portefeuille immobilier fin 2025 \u00e0\u00a0CHF\u00a04<strong>\u00a0<\/strong>531.1\u00a0millions (2024\u00a0: CHF\u00a04<strong>\u00a0<\/strong>111.1\u00a0millions), soit une hausse en valeur absolue de CHF\u00a0420.0\u00a0millions (+10.22\u00a0%). Cette croissance r\u00e9sulte d\u2019investissements dans de nouveaux projets de construction (CHF\u00a0126.5\u00a0millions), d\u2019investissements augmentant la valeur du portefeuille (CHF\u00a014.4\u00a0millions), d\u2019acquisitions (CHF\u00a0285.7\u00a0millions) et d\u2019un r\u00e9sultat de r\u00e9\u00e9valuation positif (CHF\u00a055.2\u00a0millions), d\u00e9duction faite des cessions d\u2019immeubles ne correspondant plus \u00e0 la strat\u00e9gie (CHF\u00a0\u201361.8\u00a0millions).<\/p>\n<p>Les revenus locatifs nets se sont \u00e9lev\u00e9s \u00e0 CHF\u00a0144.5\u00a0millions (2024\u00a0: CHF\u00a0144.1\u00a0millions). Le rendement de placement a atteint 4.46% (2024\u00a0: 4.27\u00a0%), soutenu par un rendement de cash-flow stable \u00e0 3.26\u00a0% et un rendement li\u00e9 \u00e0 la variation de valeur de 1.20\u00a0% (2024\u00a0: 0.83\u00a0%). La marge d\u2019exploitation a l\u00e9g\u00e8rement augment\u00e9 \u00e0 77.62\u00a0%, tandis que la quote-part des charges d\u2019exploitation (TERISA GAV) a pu \u00eatre r\u00e9duite \u00e0 0.43\u00a0%.<\/p>\n<p><strong>Lev\u00e9e de fonds r\u00e9ussie et structure de financement solide<br \/>\n<\/strong>Le march\u00e9 des \u00e9missions s\u2019est nettement redress\u00e9 au cours de l\u2019exercice sous revue. La SPF a pu lever environ CHF\u00a0250\u00a0millions de nouveaux capitaux et renforer ainsi ses fonds propres, apports en nature inclus, de plus de CHF\u00a0310\u00a0millions. Le coefficient d\u2019endettement a baiss\u00e9 \u00e0 20.18\u00a0%, d\u00e9montrant la solide base de fonds propres et la grande stabilit\u00e9 financi\u00e8re de la Fondation de placement.<\/p>\n<p><strong>Optimisations durables dans la gestion de portefeuille<br \/>\n<\/strong>Au cours de l\u2019exercice 2025, le portefeuille de Swiss Prime Fondation de placement a \u00e9t\u00e9 d\u00e9velopp\u00e9 de mani\u00e8re cibl\u00e9e. Au total, 15\u00a0acquisitions ont \u00e9t\u00e9 enregistr\u00e9es, dont un apport en nature important avec cinq biens immobiliers de la caisse de pension des entreprises Saurer. Le projet \u00ab\u00a0Co\u2011Next\u00a0\u00bb \u00e0 Muttenz a pu \u00eatre achev\u00e9 avec succ\u00e8s et int\u00e9gr\u00e9 au portefeuille. Gr\u00e2ce \u00e0 une gestion active et coh\u00e9rente des logements vacants, le taux de vacance a \u00e9t\u00e9 maintenu \u00e0 un bas niveau, \u00e0 1.80\u00a0% (2024\u00a0: 1.75\u00a0%). Tous les appartements du projet \u00e0 Muttenz ont \u00e9t\u00e9 livr\u00e9s dans les temps le 1\u1d49\u02b3\u00a0octobre\u00a02025. La commercialisation a ensuite d\u00e9but\u00e9 au second semestre \u00e0 Zuchwil (\u00ab\u00a0Riverside\u00a0\u00bb, 2<sup>e<\/sup> \u00e9tape), \u00e0 Bienne (\u00ab\u00a0La Colombe\u00a0\u00bb) et \u00e0 Lucerne (\u00ab\u00a0Tribsche\u00a0\u00bb, 2\u1d49 \u00e9tape). Les emm\u00e9nagements sont pr\u00e9vus entre mars et novembre 2026. La prolongation et l\u2019extension du contrat de location avec UBS\u00a0SA pour l\u2019immeuble \u00ab\u00a0Via Stazione\u00a0\u00bb \u00e0 Bellinzone ont repr\u00e9sent\u00e9 un succ\u00e8s particulier en mati\u00e8re de location.<\/p>\n<p><strong>Acquisitions et ventes strat\u00e9giques au cours de l\u2019ann\u00e9e sous revue<br \/>\n<\/strong>Dans un contexte de transactions difficile, huit acquisitions ont \u00e9t\u00e9 r\u00e9alis\u00e9es pour un volume d\u2019investissement total de CHF\u00a0311\u00a0millions. Elles se sont concentr\u00e9es sur des immeubles r\u00e9sidentiels situ\u00e9s dans les r\u00e9gions cibles d\u00e9finies ainsi que sur des projets en d\u00e9veloppement attrayants. Parmi ces derniers figure le projet \u00ab\u00a0Neue Galerie\u00a0\u00bb \u00e0 Brugg (AG), qui pr\u00e9voit la cr\u00e9ation d\u2019espaces r\u00e9sidentiels haut de gamme avec des surfaces commerciales suppl\u00e9mentaires \u00e0 partir de fin\u00a02025.<\/p>\n<p>Dans le cadre d\u2019un r\u00e9\u00e9quilibrage strat\u00e9gique du portefeuille et d\u2019une am\u00e9lioration continue de sa qualit\u00e9, dix petits immeubles ont \u00e9t\u00e9 vendus en 2025 pour un montant total d\u2019environ CHF\u00a065\u00a0millions.<\/p>\n<p><strong>Pipeline de d\u00e9veloppement attractif<br \/>\n<\/strong>Les projets de d\u00e9veloppement restent l\u2019un des principaux moteurs de croissance de la SPF. L\u2019accent reste mis sur la densification urbaine, la construction durable et l\u2019augmentation syst\u00e9matique de la part de logements \u00e0 60\u00a0%, notamment gr\u00e2ce \u00e0 nos propres projets de d\u00e9veloppement.<\/p>\n<p><strong>Rendements stables pour \u00ab\u00a0SPF Living+ Europe\u00a0\u00bb<br \/>\n<\/strong>Le groupe de placement \u00ab\u00a0SPF Living+ Europe\u00a0\u00bb a \u00e9volu\u00e9 conform\u00e9ment aux attentes au cours de l\u2019exercice 2025 et a d\u00e9gag\u00e9 un rendement de placement de 3.73\u00a0% (couvert\u00a0: 1.06\u00a0%). Le rendement du cash-flow \u00e0 3.64\u00a0% souligne la qualit\u00e9 et la stabilit\u00e9 du portefeuille. Depuis son lancement, le rendement cumul\u00e9 atteint le chiffre de 26.22\u00a0% (hedged\u00a0: 16.87\u00a0%). Au cours de l\u2019exercice sous revue, le groupe de placements a re\u00e7u un engagement de capital de CHF\u00a020\u00a0millions, ce qui lui permettra de se d\u00e9velopper conform\u00e9ment \u00e0 sa strat\u00e9gie dans le segment \u00ab\u00a0Serviced Living\u00a0\u00bb.<\/p>\n<p><strong>\u00a0<\/strong><strong>Assembl\u00e9e des investisseurs<br \/>\n<\/strong>La dixi\u00e8me assembl\u00e9e des investisseurs de Swiss Prime Fondation de placement aura lieu le\u00a07\u00a0mai\u00a02026.
